Hudson Hills is complete!

Successful affordable housing initiatives require the partnership of many constituent groups – public, private and municipalities. Last week, we celebrated the completion of our most recent neighborhood, Hudson Hills. It was made possible with the support of the City of Asheville, Buncombe County, North Carolina Housing Finance Agency, the W&S Foundation (through Warren Haynes Presents: The Christmas Jam), and many local businesses, individuals, faith partners, and foundations. Funding was also provided by Habitat homeowner mortgage payments and ReStore proceeds. And in addition to funding, thousands of community volunteers – alongside future homeowners – built these homes.

House sponsor representatives presented ceremonial keys to the last six homes in the neighborhood, among a sea of children and large group of well-wishers. Executive Director Andy Barnett pointed out that three of the program participants have dedicated their careers to affordable housing: Bill Dowse from NCHFA (North Carolina Housing Finance Agency); Lew Kraus and Joan Cooper who recently retired from Asheville Area Habitat; and Jeff Staudinger, the City of Asheville’s Assistant Director of Community and Economic Development. Leadership from affordable housing advocates like these three, coupled with diverse funding partnerships, dedicated volunteers,  and future homeowner participation has proven time and again to be a recipe for a successful Habitat community.

With the strong foundation provided by decent and affordable homes, 24 more local families now have the strength, stability and self-reliance they need to build a better future for themselves. With a decent place to live and an affordable mortgage, these homeowners can save more, invest in the future, pursue opportunities, and have more stability. THANK YOU to everyone who helped us build Hudson Hills, a beautiful community of decent, affordable, energy-efficient houses, that are being turned into homes.

Safe home in a tight-knit community is a dream come-true for the Trantham-Roper family

This past June, Vicki Trantham and her two sons Geoffrey (Roper), 25, and Rowan, 10, moved into their Hudson Hills home, made possible by proceeds from Warren Haynes Presents: The Christmas Jam. The family harnesses a special dynamic, with oldest son Geoffrey (who is also on the deed) helping his mom Vicki raise her youngest son Rowan. The path that led this family to their forever home was filled with hard work and dedication. And today, the family is deeply rooted in the Habitat community.

Though their plates were already full when they began the journey to become homeowners, Vicki and Geoffrey enthusiastically embraced putting in sweat equity. Geoffrey shared, “It never felt like extra work. Volunteering on the weekends never felt overwhelming after the full 40 hour work week.” For him, being on the construction site was a valuable time to work with his neighbors, develop carpentry skills, and share the company of great people.

Geoffrey viewed sweat equity as an opportunity not an obligation. Geoffrey recalled, “The overall experience has been full of hope and very eye-opening.” He shared memories from his first meeting with Habitat homeowner selection committee members. Saying, “We felt so welcomed into the Habitat family. The committee members genuinely wanted to work with us.”

Currently Geoffrey is quite busy, working as a full-time pastry chef at Filo and actively playing guitar in local band The Spiral. And, though he has already completed his sweat equity, in the future he plans to return to the construction site to continue to volunteer his time to Habitat.

Geoffrey also lends his time to his younger brother Rowan. Vicki, who is a breast cancer survivor, expressed how helpful this has been to her, allowing her the opportunity to engage in activities away from home, including continuing her service with Habitat. Vicki is now a “core volunteer”, volunteering her time weekly in the administrative office, as well as at the ReStore. Being able to continue her service has filled her with happiness. She shared, “It’s wonderful to be able to give back and help other families. It’s what we wanted to do!”

The family is incredibly grateful for the opportunities they’ve been able to pursue since joining the Habitat community. Vicki shared that prior to purchasing a Habitat home they had been staying in a rural setting, in dangerous and nearly unlivable conditions. Relocating to Hudson Hills has not only given them a safe place to call home, but integrated them into a tight-knit community. Geoffrey explained, “We’ve never lived in a neighborhood before. It’s cool to see Rowan have so many friends in the neighborhood. I’m secondhand-excited for him!”

Vicki, Geoffrey, and Rowan are an inspirational family. When you meet them, you instantly feel at ease. Together they embrace a unique dynamic, sticking together through thick and thin. Their commitment to each other and the hard work they’ve put in to reach their dream of homeownership represents everything Habitat strives to support in building homes and building communities.

From Trip Participant to Trip Leader

This week, we are saying thanks to Melissa Banks (pictured center in green shirt, and L and R), who recently led a Global Village (GV) trip to Asheville as a part of Habitat for Humanity International’s National Women Build Week. Melissa had already participated in four Global Village trips when she decided to become a trip leader. Lucky for us, her first trip in the leadership position, was to Asheville.

Melissa is from Maryland, where she had previously been involved with her local affiliate’s Women Build (WB) House. She volunteered on the WB House there, but that wasn’t quite enough for Melissa. So, when she was asked to lead a Women Build GV trip, she jumped at the opportunity. “It was nice having a group of women working together,” she said. “You know, women power!”

Global Village trips are the definition of a working vacation. The groups spend their days volunteering on the job site, and they have evenings to explore all the area has to offer. But you can’t just show up and expect a spot on these trips. Those interested must apply and be able to secure funding to cover expenses and a donation towards the house in which they will be pouring hours of work and sweat. “That’s always amazing to me,” Melissa said of the Global Village model. “People are willing to spend money to come and work incredibly hard. And it’s so worth it.”

Since the trip centered on Women Build, there was an incredibly high number of female applicants. Out of 30 applications, only 5 were from males. She credits this to the comfortable environment that Women Build offers, especially for those who are not experienced in construction. Women Build is a great way to learn new skills, or hone existing ones.

“I was really surprised that quite a few members of my team were between age 20 and 30,” Melissa said. “It was wonderful to see so many young women taking an interest in being on a job site!”

When asked the best way to describe the unique experience of Women Build, she could only come up with two words: generosity and compassion. “I keep using generosity and compassion, but those are the two words that kept coming up for me all week long,” Melissa said. “It was just incredible.”

That generosity and compassion created a camaraderie that bound her team together. “It was such a full commitment,” Melissa says of her group. “We came as strangers that first day, and by the last day, we were a family. Everyone just bonded together.”

Her team has already stated that they want to follow Melissa wherever she goes next, and that enthusiasm has her considering leading another Women Build trip. “I would like to see Global Village put more focus on Women Build and build it up more,” Melissa said. “It’s such an awesome experience, and I think getting it out more to the public and having people better understand it, would be great.”

Melissa didn’t immediately head back home though, and she continues to practice generosity and compassion by volunteering at the Women Build House during her extended stay in Asheville.

Thanks to an anonymous donation through the Community Foundation of WNC, Asheville Area Habitat launched it first-ever Business Bungalow House last summer. All donations to the house by local businesses, were matched (up to $25,000) by that caring donor. The response from the local business community was so strong that we were able to build not 1, but 2 Business Bungalow houses!

Strong Response Provides Launching Pad for Business Bungalow #2

Local businesses are deeply concerned about the lack of affordable housing in Asheville, and they’re doing something about it. The response to our first ever Business Bungalow was so great that the house is fully funded and we have seed money to start a second Business Bungalow House!

#23_BizBungalow_8.26.15 (3)Thanks to an anonymous donation through the Community Foundation of WNC, Asheville Area Habitat launched it first-ever “Business Bungalow” House this past summer. All donations to the house by local businesses, were matched (up to $25,000) by that caring donor. This house (pictured left) is nearing completion and will soon be home to the Booth family.

Affordable housing is one of the most pressing unmet needs in our region. A recently released report* indicated that the combination of a lack of affordable units, a critically low vacancy rate and a significant projected population growth will make housing availability in our area, especially affordable housing, a rare commodity. Numerous articles about the topic have been written in Mountain Xpress and the Asheville Citizen-Times, to name a few.

Working on a Dream

Some might consider “The American Dream” a bygone ambition, the idea of owning one’s own home a pipe dream. Thanks to perseverance, hard work, and a caring community, the Ender family will soon realize their dream and purchase a home of their own.

“The American dream is to have a house of your own. Over the years, and coming out of a place of poverty, to try to get to that has been a struggle,” Michelle Ender said. “We’ve moved from New Jersey to Leicester to Weaverville to West Asheville. Not because we couldn’t pay rent, but something would happen where the landlord would be selling the home or something like that.”

After hearing about Habitat’s homeownership program through their church, the Ender family began the application process and was absolutely thrilled to be approved. “We know it’s not a giveaway; we have to pay a mortgage and work (do sweat equity). But thank God the house will be in our name and Habitat makes it possible to have affordable housing,” noted Michelle.

More than anything, Michelle looks forward to the sense of permanence that her own home will provide.

“With the kids now, we’ve moved 6 times, so just having a place to call our own, to decorate on our own, is wonderful,” she said. “It’s a place to call home, a place the kids can come back to when they’re older.” Adequate space is also desired, as they currently live in an overcrowded situation. Their youngest child sleeps on the couch.

On their journey towards homeownership, they are spending a good bit of time at the ReStore earning sweat equity hours and getting to know volunteers. “Becoming a homeowner through Habitat also shows you what it’s like to volunteer here…everyone is so positive and nice and welcoming and they obviously care.”

Eric Ender, Michelle’s husband, a handyman by nature, has found a niche in the appliance and electronics repair area. One of their (3) children, Eric Jr, is also volunteering in the ReStore alongside his dad. Sharing a passion for music and the technology involved, the father-son duo was very excited to learn of a sweat equity opportunity in the repair area. Brian Haynes, a ReStore Assistant Manager, is equally excited. “This is a big help to the ReStore as electronics had been piling up because we did not have anyone to test them.”

In addition to volunteering at the ReStore, the Enders have spent many hours helping to build their home and the homes of their neighbors. Echoing his wife’s sentiments about the hard work that goes into Habitat homeownership, Eric Sr. adds “Habitat houses are built with love, and you can feel that.”

The Enders 4-bedroom/2-bath home in West Asheville is the 17th Interfaith House, sponsored by a diverse coalition of local faith congregations.

Carney Place Wins Statewide Housing Award

Four housing developments, including Asheville Area Habitat’s Carney Place, and the cities of Asheboro and Jacksonville recently received Housing North Carolina Awards for excellence in affordable housing. The winners were selected for affordability; design (attractiveness, energy-efficiency); contribution to the community; sustainability as affordable housing; and features such as services for residents and creative partnerships.

Sponsored by the North Carolina Housing Finance Agency, the 25-year-old statewide awards recognize outstanding rental, homeownership and supportive housing developments that can serve as models for other communities. More than 1,000 people attended the awards luncheon that was part of the 2014 NC Affordable Housing Conference in Raleigh.

Great location, appealing design, energy-efficient construction – all at an affordable price. This is Carney Place. This 22-home Asheville Area Habitat neighborhood created with partnership from the City of Asheville, produced a community of energy-efficient, single-family homes in the trendy West Asheville area. With the city financing the land costs, Asheville Habitat for Humanity created a subdivision affordable to buyers who would have otherwise been priced out of this trendy and convenient part of town.

Making the homes even more affordable, construction to SystemVision™ standards will keep heating and cooling costs to an average of $25 to $35 per month. The two-, three- and four-bedroom homes range from 900 to 1,400 square feet, incorporate universal design features such as accessible bathrooms and at-grade or ramped entrances, and are Green Built NC certified through the use of high-efficiency vinyl windows and high-efficiency heat pumps, water heaters and appliances. Forgivable second and third mortgages provided by Habitat and the city of Asheville, plus zero-percent participation loans from the N.C. Housing Finance Agency, made the homes affordable to qualified buyers. In addition to helping build their own homes, homeowners completed 50 hours of homeownership education to help ensure that they will be able to maintain their investment.

First-Ever Family Vacation

We love hearing success stories from our families—it is “gas in our tank” as we like to say. The other day, our Family Support Administrator, Jeff Paul, was catching up with a Habitat homeowner who moved into her home last October. She is a single mother with three children. Asheville Area Habitat’s homeownership program is designed to set families up for success. When we hear a story like the one below, it is affirmation that the process is working.

Here, we see three aspects of our program at play: All partner families are required to take classes prior to purchasing their home. Among the many classes, one is “Manage Your Money” offered by OnTrack Financial, where families learn about budgeting and planning ahead. Another is our Homebuyer Education Class, taught by Jeff, in which he teaches families how to wisely purchase a car without creating a new financial burden for their family. Additionally, all Asheville Area Habitat houses are Green Built NC certified—they are environmentally friendly and very energy efficient. Of course, once the family purchases the home, it is up to them to use what they learned.

What Jeff had to report from their conversation was definitely gas in our tank!

I had a nice conversation with Felicia today out at Swannanoa. Felicia closed on her Thrivent sponsored Habitat home last fall. I asked how her summer is going, she said “AWESOME!!!” Since moving into their house, she has been carefully monitoring her expenses and is amazed at the difference the house has made. Her water bill runs about $80 every other month and her electric bill has not been above $83. Previously, in her trailer, those were numbers to dream of. Recently, her minivan started causing trouble and was in need of some very expensive repair work. She shopped around and found a newer vehicle for a smaller payment, so she traded in the old minivan. She said she has been very careful with the extra money at the end of the month and has been making sure she stashes a portion of the savings in the bank.

During our conversation, her daughters came running out; they were all excited because, “Mom is taking us to the beach!” This is their first vacation as a family…EVER! Felicia said that in the past she was always too stressed out about making ends meet, their living conditions, and how she was going to provide a better life for her kids to even think about taking a vacation. They will soon head to the South Carolina coast for a very well-deserved family vacation. Her Habitat house is most definitely the “hand up” that this family needed.

We parted ways after she showed me the flowers and vegetables her kids were growing. It made me proud to be a part of an organization that creates these types of opportunities.
