Preventative Maintenance

Every 3 – 6 months

Every 6 months – 1 year

Use equal parts white distilled vinegar and water and/or bleach and water. Please watch this video for more information on how to clean the HVAC drain line.

You should test your smoke detector monthly, and change the batteries once a year.

  1. Replace the screw or nail, if needed. If not needed, hammer or screw it back in.
  2. Scrape away loose paint and any drywall debris around the nail pop using a putty knife.
  3. Clean the area with a damp cloth.
  4. Using a putty knife, apply a thin layer of spackle (can always add a second coat if needed). Smooth out edges.
  5. Wait for it to dry. Once dry, sand the area before painting.
  6. Prime and paint the area.

Gutter Maintenance

*Homeowners are responsible for cleaning their gutters. For damaged gutters please check your HOA’s “Covenants, Conditions and Restrictions document.”

  • Before they are clogged! Waiting could allow for improper water drainage and damage to your gutters and/or drain spout.
  • Seasonally.
  1. Secure a safe ladder.
  2. Wear protective gloves.
  3. Use a hand shovel or brush to remove debris.
  4. Throw accessible debris into a gallon bucket.
  5. Rinse gutters with garden hose or pressure washer to flush out debris.
  6. Check for leaks and check downspouts for clogs.

Homeowners Insurance and Escrow

Your homeowner’s insurance company will automatically renew and send a bill to your loan servicer, who will provide payment. You may receive notice of your policy renewal, but will not need to make a payment.

Your mortgage payments include funds for your annual homeowner’s insurance premium and your property taxes. Your loan servicer will conduct an occasional escrow analysis to determine if your mortgage payment will increase/decrease due to homeowner’s policy and property tax increases/decreases. Your mortgage payment may vary depending on the results of the analysis.

Notify Asheville Habitat of your intent to sell. Asheville Habitat will walk you through the next steps, and determine if they would like to exercise their rights to buy back the property.
