Construction Manager

Schedule: Monday through Friday, 7:30am – 4:00pm

GENERAL FUNCTION:

Reporting to the Director of Construction Services, the Construction Manager will manage the staff and processes associated with the construction of new Asheville Area Habitat for Humanity (AAHH) houses, as well as assist with site evaluation and land development.

ESSENTIAL FUNCTIONS:

1.       Responsible for safety practices at all AAHH new house building sites as well as general responsibility and oversight of safety training for jobsite staff and volunteers.

2.       Assure that all work on AAHH new home construction, including work done by subcontractors, is in accordance with approved drawings, current building codes, sound building practices, and approved budget.

3.       Responsible for execution of construction financial management practices and adherence to AAHH Procurement Policy.

4.       Research construction materials and processes and make appropriate selections for AAHH building program based on performance, availability, ease of use and price.

5.       Supervise, motivate, and give recognition to new home construction staff.

6.       Oversee the use and work of all paid or unpaid subcontractors who work on Habitat new home construction.

7.       Oversee the efficient use of volunteers on Habitat new home construction, particularly in regard to building procedures, quality, and safety and serve as jobsite contact for the Construction Services Volunteer Coordinator.

8.       Assure proper control, maintenance, storage, and security of all materials, tools, and equipment.

9.       Assure that needed materials, tools, and equipment are available for Habitat new home construction sites.

10.   Work with local inspectors on new home construction.

11.   Assist Director of Construction Services in potential site evaluation as well as planning and management of land development projects for new home construction.

12.   Assist Director of Construction Services in the development of annual budgets for new home construction and land acquisition and development.

13.   Provide documents, information and support to Habitat staff as needed.

14.    Serve as Construction Services representative at Match Team meetings.

15.   Provide staff support for Building Committee.

16.    With Director of Construction Services provide staff support for Land Acquisition Committee.

17.   Assist where necessary in Habitat’s Home Repair program.

18.   Perform other duties as assigned. 

QUALIFICATIONS:

  • Holder of a current NC General Contractors License and/or be listed as a qualifier on the AAHH NC General Contract License.
  • Minimum of 7 years of experience in residential homebuilding with a preference to 2+ years in a production building environment.
  • Strong knowledge of local zoning requirements and building code.
  • Demonstrated experience in green building certifications and building performance standards.
  • Ability to work with volunteers toward the achievement of department and organizational goals.
  • Strong project management skills.
  • Strength in hiring, managing and developing individuals and teams.
  • Exceptional attention to detail.

  • Personal qualities of integrity and credibility as well as a commitment to and passion for the mission of AAHH.

WORK ENVIRONMENT AND PHYSICAL DEMANDS:

The majority of the work is done outside on a construction work site. Daily exposure to dirt, dust, dampness, construction debris, extreme temperatures, construction noises, fumes and odors from construction materials will occur.

Must be familiar with and possess the ability to use basic hand and power tools for rough and finish carpentry, roofing, siding, masonry, cement finishing, drywall installation and finishing, vinyl flooring and carpet, as well as instructing others on their effective and safe use

Must be able to:

  • Stand or walk for the majority of a work day, including working on uneven surfaces
  • Apply extensive physical mobility, including reaching, lifting, holding, pushing and pulling, carrying, bending, climbing stairs and ladders, crawling, kneeling, arm and leg extension
  • Regularly lift 10 – 35 pounds:  Occasionally 50 pounds or more
  • See and judge distances and space relationships

COMPENSATION:

Salary range $64,480 – $68,640
